Affordable Housing Rental Program - Airdrie Housing Limited

Airdrie Housing Limited’s Affordable Housing Rental Program provides rental units at below market rents to individuals and families whose annual household income qualifies, are currently living in Airdrie, Rockyview county or Calgary, and are currently paying more than 30% of the gross monthly income on rent.

Airdrie Housing Limited has Studio, 1, 2, and 3 bedroom units located close to schools, shopping and employment in Airdrie.

Airdrie Housing has a total of 82 units available for rent.

Units are located in the developments of The Edge, The Courtyards, Sagewood, Mountainview Apartments and East Lake Apartments.

Our vacancy rate is at zero with a waiting list that currently exceeds 100 households.

Affordable rents are set at 10 to 20% below market and range from $740 for a 1-bedroom to $1,179 for a 3-bedroom.

We have four accessible units designed for individuals with mobility and or wheelchair needs.

Airdrie Housing Program Policy:

The primary purpose of the AHL Rent Program is to provide affordable housing to approved applicant households who are unable to afford to rent suitable housing on the open market.

AHL’s goal is to provide tenants a “step-up” and assist tenants to shift away from the discounted rental rates they are receiving through AHL as they are encouraged to move along the housing continuum over time.

Tenants will be offered an initial fixed term lease as determined by administration. Effective January 1, 2026, except for East Lake tenants, a tenant household will not reside in an AHL unit for more than seven (7) years consecutively at the discounted AHL rental rate. If further tenancies are offered after seven years, they will be offered at a rental rate reflecting an additional 10% per annum over the previous years tenancy rate for the length of the fixed term tenancy, with the same increase applied year over year on any further fixed term tenancy to a maximum of 10% below of Median Market Rent (MMR), as determined by AHL.

East Lake tenants will be offered an initial 12-month fixed term tenancy after which no more than six (6) consecutive 12-month fixed term tenancy’s shall be offered. East Lake tenants may move units within the 815 East Lake however they shall not reside at the property for more than seven (7) consecutive years. The 7-year threshold shall be calculated from the initial move in date of the tenant at 815 East Lake Boulevard.
